WellTree Investment Partners, LLC
WellTree Investment Partners (WIP) partners with experienced healthcare operators to facilitate their real estate and possible operational capital needs. Our platform provides growth funding options so that the operator can focus on their core business. There are two main directions: Sale-leasebacks of currently owned real estate and acquisition/renovation of locations into new facilities. We welcome dialogue to customize a program to the needs of the operator.
Our Sale-leasebacks program involves WIP acquiring operational properties from owners in exchange for long-term stable lease programs. The benefit to operators is access to capital for additional growth plans while not having to surrender their existing facility.
Our Acquisition/renovation program is a long-term partnership with the operator. The operator selects a new target site, conducts a market review and may utilize their preferred construction renovation team. WIP will underwrite and fund the approved acquisition of the site, manage the funding of the renovation and can provide initial operational capital reserves. The operator will enter into a long-term lease with WIP.
Each case is unique, and together with the operator, WIP will design a solution that best meets the needs of the operator.
Our programs go hand-in-hand with our custom Pharmacy Management contracts so that operators can focus on growth and operations.
